What we do, what we don't do, and what we are all about...

We are a small (but growing) LLC that buys, renovates and rents single-family homes and small multiplexes in the Pacific Northwest and beyond. We are constantly looking for new properties, upgrading our units, and the goal is to turn each unit into a sanctuary that people can be proud to call home. We are easily accessible for our tenants-we publish our personal cell phone numbers, and give tenants access to our website, FaceBook, LinkedIn, text, email, etc. Our office is located in Boring, Oregon - in the foothills of Mt. Hood.

We believe that people deserve second chances. The current market and economy has put a lot of people in a position where they have had to make difficult choices. We understand that and try hard to work around any issues that you may have. If you have been turned down in the past - call us. We can help.

Our Policies

Our Pet Policy

We have pets and cannot imagine having to give them up in order to move into a new home. We understand that our pets are a part of our family and believe that other people should have that option too. We charge a small fee to mitigate the rare case where a pet does some damage, but we offer  options such as a monthly fee or split fee. Our insurance company does not allow some breeds, so please do not bring your aggressive dog breeds, alligators, tigers and the like. Just call us if you have questions about which breeds are off-limits.

Credit Policy

We know that bad things happen to good people sometimes, and this is the reason that we do not run credit checks on our applicants. We are more interested in your future than what has happened in the past. We want to make sure that our tenants have the ability to pay and avoid additional issues, but the past credit does not play into this. Foreclosures, bankruptcies, repossessions, collections - they just don't matter to us.

Income Requirements

The way we see it, income is income. Period. We consider income from all sorts of sources. Included in these are Self-employed, under-the-table, state or federal assistance, Disability, SSI, College financial aid, Section 8, HUD, community assistance, TANF, child support, and many more. If an applicant has income and it makes sense, we can probably accept it.

No Application Fees!

Free. None. Nada. Zip...We don't believe that a landlord should charge application fees to tenants. It seems that some landlords use these fees as an additional source of income. We have never charged an application fee to any of our prospective tenants, and we never will.

Low Move-in Costs

We understand that moving can be expensive. Our move-in costs are some of the lowest in the industry. We only require the security deposit and the pro-rated rent at move in time. Most property management companies require any combination of first month's rent, last month's rent, security deposit, cleaning fee, pet deposit, application fee, etc. We understand that most folks don't have $2500 to $3500 laying around in order to move to a new place. Our low move-in costs help to make the transition less impactful.

Our Security Deposit Policy

We believe that a security deposit is the tenant's money - we try not to keep any of it. There are many landlords out there who see security deposits as an additional source of income. Other landlords will often find a way to keep your money when you move. We don't. Its that simple. As long as the unit looks like it did when our tenants moved in, we quickly return any funds due to the tenant. This makes our accounting easier, but more importantly, it's the right thing to do.
